We worked on the full renovation and extension of a Victorian terraced property in Broadstairs, Kent, which featured a rear two-storey projection. The brief included refurbishing the ground-floor projection to create a modern kitchen, dining area, and under-stair WC, along with forming a new first-floor rear bedroom. We also designed and coordinated a new staircase leading to a converted loft, which incorporated conservation-style roof windows to the front pitch and a contemporary L-dormer extension to the rear pitch of both the main roof and rear projection.
This Broadstairs loft conversion and Victorian terrace renovation successfully transformed the property from a cramped two-bedroom house into a generous, light-filled, and colourful four-bedroom family home, complete with two additional bedrooms and a new family bathroom. Despite challenging site access (all materials and works had to pass through the ground floor) and a sensitive planning application due to the property’s proximity to neighbours, we secured first-time planning approval in Thanet. The contemporary L-dormer maximised the site’s potential, creating bright interiors that blend modern design with the historic character of this Victorian home renovation in Kent.
As part of our full architectural service, we provided a complete RIBA Stages 0–7 package, including the measured building survey, concept and developed design, planning application and coordination, Building Control full plans approval, tender documentation and contractor interviews, as well as regular site visits and liaison with the wider project team through to completion. This comprehensive approach ensured the project was designed, approved, and delivered smoothly from start to finish, creating a high-quality family home that will serve generations to come.
